Delta Built Environment Consultants (Delta BEC) has been appointed by Exxaro Coal to provide multidisciplinary consulting engineering services for the development of new housing and change house facilities at Grootegeluk, located near Lephalale in the Limpopo Province. Situated within the Grootegeluk Mine area, the project responds to Exxaro’s planned workforce expansion and the resulting need for upgraded accommodation and welfare facilities to support operational efficiency and employee wellbeing.

The project encompasses the concept, preliminary and detailed design of six new change houses and 96 residential housing units, together with the full range of supporting civil and building infrastructure. Five of the new change houses are designated for male personnel and one for female personnel, each designed to comfortably accommodate 228 individuals. The facilities incorporate ablution areas, showers, lockers, walkways, and essential services, with layouts configured to ensure safe circulation and access for service vehicles. Delta BEC’s wet services, mechanical, and electrical teams incorporated robust, low-maintenance design principles, including water-efficient showerheads, simplified flushing systems, dedicated ventilation solutions, and integrated hot-water systems combining boilers, heat pumps, and solar panels.

The residential component comprises eight double-storey blocks, each containing twelve two-bedroom units designed to offer effective, well-serviced living spaces for mine employees and their families. Each unit includes shared ablutions, kitchen plumbing allowances, uniform sanitary specifications for ease of maintenance, centralised wet-service shafts for improved access and serviceability and dedicated solar water heaters to enhance energy efficiency. Delta BEC assembled a full professional team, including architects, civil and structural engineers, electrical and mechanical engineers, wet services specialists and quantity surveyors, to plan, coordinate, and design facilities that meet Exxaro Coal’s operational needs while ensuring long-term functionality and user comfort.

Through its integrated approach, Delta BEC is responsible for defining the required scope of services, preparing all design deliverables, coordinating finishes and functional layouts, compiling the unpriced Bills of Quantities for tender, issuing tender drawings, and facilitating construction supervision and final sign-off.
